Air Conditioning Servicing: What Is Checked & How Often?
Air-conditioning systems need more than an occasional filter clean. Regular servicing helps keep airflow, drainage, controls and heat-exchange surfaces in good condition and gives an engineer the chance to identify developing faults before they become a breakdown.
How often should air conditioning be serviced?
The right interval depends on the equipment, how heavily it is used and the environment it operates in. A domestic split system used mainly in summer may need a different service schedule from equipment running every day in an office, shop, server room or commercial space. Follow the manufacturer's maintenance guidance and increase inspection frequency where dust, grease or continuous operation is involved.
What is normally checked during an air-conditioning service?
A service may include checking and cleaning filters, inspecting indoor and outdoor coils, checking condensate drainage, looking for signs of leaks or corrosion, testing temperatures and airflow, checking electrical connections and controls, and confirming that the system operates correctly in the required modes. The exact procedure depends on the make, model and type of equipment.
Why are dirty filters and coils a problem?
Restricted airflow makes it harder for the system to move heat efficiently. Dirty filters and coils can reduce performance, contribute to icing or poor temperature control and increase strain on fans and other components. Cleaning requirements vary with the installation, so heavily used systems can need attention more often.
What if the air conditioner is leaking water?
Water around an indoor unit can be caused by a blocked or poorly draining condensate pipe, a pump problem, incorrect fall, a frozen coil or another fault. The cause should be identified rather than repeatedly emptying or resetting the system. A persistent leak can damage finishes and nearby electrical equipment.
What if the system is not cooling properly?
Poor cooling can have several causes including restricted airflow, dirty heat exchangers, control problems, sensor faults, fan issues or a refrigerant-system fault. Refrigerant work requires appropriately qualified personnel. Guessing at refrigerant charge without diagnosing the system first is not a proper repair.
Domestic and commercial air-conditioning servicing
Homes, offices, shops and commercial premises place different demands on air-conditioning equipment. Commercial systems may have longer operating hours, multiple indoor units or more complex controls, so maintenance planning should reflect how critical the system is to the building.
